Development Review Process

The Development Review Committee (DRC) shall be governed by the provisions of Chapter 401, Article 5 of the Alachua County Unified Land Development Code (ULDC) as adopted by the Alachua County Board of County Commissioners on December 8, 2005, by Ordinance 05-10 and as amended by ordinance. The intent of the ULDC is to provide for harmonious, orderly, and progressive development of the unincorporated areas of Alachua County in accordance with the Alachua County Comprehensive Plan: 2001-2020, while preserving the public health, safety, comfort, and welfare of its citizens. The Development Review Committee (DRC) shall ensure the policies of the comprehensive plan are implemented through the enforcement of the Land Development Regulations of Alachua County. The Development Review Committee shall comply with all applicable provisions of Florida Law and the Codes and Ordinances of Alachua County in the conduct of its affairs.

Approval by the Development Review Committee (DRC), is required for all development, development activity or other use providing 1,000 square feet or greater of building footprint or 500 square feet of paved or other impervious area within the unincorporated area of Alachua County. No development shall be undertaken without prior approval and issuance of a development order.

Any proposed development, except those that are part of an approved Planned Development, that meets or exceeds the thresholds established in Table 402.44.1 shall require preliminary development plan approval by the Board of County Commissioners.

Development Review Committee

The Development Review Committee (DRC) is composed of a regular and an alternate member designated by the directors of the Growth Management, Environmental Protection and Public Works Departments. Names of members of the Development Review Committee and alternates shall be noted on the DRC agendas. The DRC regular and alternate members are not directly involved with the review of the DRC development applications. Upon application, applicants shall be advised not to contact the DRC members or alternates with regard to any item to be reviewed on the DRC agenda, to ensure the integrity of the quasi-judicial process. The Chair of the DRC shall be the Director of the Growth Management Department or such person's designated alternate.

The DRC meets the first and third Thursday of the month at 1:30 P.M. in the County Administration Building, Second Floor, Room 209. Projects will be considered for placement on a DRC agenda provided the application is complete and sufficient and has been received by the dates indicated in the table below.
