For the last couple of months, my apartment has gone through several plumbing issues, pipes breaking in the ceiling, walls and floors. Raw sewage even entered the apartment. There is a fowl odor that has been present in the past and currently. My apartment and the entire complex is roach infested. Regency Oaks management to date has failed to fix any of the water damage plastering to the walls, ceiling and floors. They are forcing me to live with a hole in the kitchen so I am unable to cook without having to step on the broken ground as there exists cement, rock-like debris because management has not fixed the floor.

There is furniture, old electronics and junk / garbage littered all over this property. We has asked Earl (The Property Owner) many time to clean up his yard and we get yelled at or threatened. I am begging you to do something about this property. The home located on it is falling apart and the land is toxic, it is bringing down the value of our neighborhood. Please, please investigate.

If the county owns the property someone really needs to come out and clean it up as it is an environmental hazard, and toxic to the water table of the neighborhood. If there is still an owner on the property then they need to be contacted to come out and clean their property. They need to make proper precautions so that any child in the neighborhood who might wonder on or near this property is not severely injured or killed due to the state of the property and what has been dumped there.

The owners of the property are doing major construction on the structure of the property. This includes but is not limited to. Replacing windows, doors, flooring, electric, roof and plumbing. The physical structure of the house is being changed to have a door be on front right side of the home where there was never a door before. Last week they were cutting down tree limbs and branches and letting them fall onto the Cox Cable lines and the GRU Power lines. Ever since they did this the Transformer in front of the property has been arching, humming and sounds like it is going to blow. They are doing this work at all hours of the day and night both weekdays and weekends. The workers do not speak a word of English and may be undocumented. They left for a short period of time yesterday but then came back later in the evening and continued working. There is no permit for any of the work they are doing posted anywhere on or near the property. When a permit search on the property address was searched on your website it came back with no results.

Crowing Rooster!!!! My neighbors (2 houses down) have a Rooster and the crowing is disturbing our sleep. It has taken me a while to figure out which house the Rooster was at. Chickens are one thing but to have a Rooster crowing at 4:00 in the morning when I have to work is a real problem. I have not personally seen the Rooster but the neighbor next to them has and there is a “chicken house” in the back yard were its kept. I’m told there are 3, I don’t know how many it is but it is very unfair to the rest of the neighborhood to have to deal with this noise early I the morning! This is a quiet neighborhood and we want our peace back please! Thank you.

While the Code Enforcement agent is in the neighborhood, could she verify that the White Cargo truck backed in to conseal the license tag at 1920 SW 44 Avenue, right down the street is legal. Noise ordinance violation. Dog is frequently left home alone, approximately 12-16 hours daily. It results in constant dog barking, howling, whining. The noise gets progressively louder as the night goes on. The worst it is between 8:00pm - 11:00pm or midnight some nights, until the owner comes back home. It interrupts the peace of residents in the neighborhood. The noise is heard in the whole building entire building of 4 townhomes. The residents of those townhomes can attest to the claim.

The properties above listed in Tower Oaks all have rotted wood going from the outside in. All of those buildings, and many more, have horrible horrible structure damage. The apartments at Fairview on NE 16th Ave the bathrooms fans make noise but don't actually circulate air. That applies most apartments in that complex. This is just hte tip of the iceburg. Saul Silber Properties purposefully ignores major issues that effect the tenant and when they do make repairs they do just enough to get hte tenant to stop complaining, not actually fixing the issue. 520 NW 10th AVe has had backed up plumbing issues for months that they refuse to do anything about. I am confident you could go to 90% of their properties and find some kind of code violation. Rocky Point and Oak Glade apartments are particularly bad, There was a tenant at Rocky Point who didn't have AC for three months over the summer. This company is the definition of a slum lord and have been operating within this city ripping off customers for years. The county needs to show them that kind of treatment is unacceptable.

Believe this house was recently purchased in a foreclosure auction and new owner has taken down several large trees including at least one very large line oak. Didn't see a permit for tree removal and haven't seen any replacement trees planted. All the tree stumps including the large oak remain.

For at least 6-weeks there has been a partially-secured tarp covering a portion of the roof held down by random debris (pieces of concrete block, wood ,etc). The debris holding down the tarp could become dangerous in the event of a storm, high-winds, etc. and the tarp is not correctly secured. In addition, there appears to be un-permitted construction occurring at the house.

There are two concerns here. First, does the dog have adequate food & water for the this duration. The second issue is the continuous barking. I think this is a rental home and possibly the residents do not want to leave the dog alone in the house to avoid damages? I live in the Hidden Oaks Manufactured Community and reported what started as a soft spot in the floor over 2 years ago. It has continually gotten worse due to a leak in the HVAC/water heater area. I have continually contacted the Hidden Oaks management regarding the progress of the spot and they have yet to fix the spot. It has now become an actual hole in the floor. One of my children actually "fell through" the linoleum because the flooring underneath has deteriorated to such a degree. Hidden Oaks tells me they are waiting on the HVAC Technician and maintenance crew to be able to schedule a visit together. IT HAS BEEN 2 YEARS! I have also complained about a leak around an exhaust vent, leaking wall (yeah....) and roach infestation. Management doesn't seem concerned with any of these issues and they just continue to grow more and more out of control. Feel free to call me at any time.

Roof has been leaking since 2016. The Sparrows Association and former management company would "repair" damage only to have another leak in next rainstorm; my 90 year old mother (asthma, COPD) was forced to move out because the conditions were no longer good for her health. The Association not responding to calls to replace the roof (2 years worth of email correspondence to prove) and fix the ceiling (recent emails remain unanswered). There was also a major leak in the pipes between units 106 and 105 in late 2017; our unit (106) was completely repiped in spring of 2018 (at owner's expense) and new toilets put in - the water in the toilets is still brown because of pipe corrosion throughout the 611 building complex. The Association rejects responsibility for any water damage in any of the units claiming pipes are "within units." The complex needs to be taken over by the County or the State of FL and properly managed to avoid a major health disaster, ensure that ADEQUATE repairs are made and restore owners' confidence in the value of their property.

Appears to be very unsafe and worried about kids in the neighborhood thinking the junk and abandoned boats would be fun to play in/on and getting hurt. Description:
Raw human bile boils up out of yard and liquid runs under.my van in my driveway. Neighbor says they reported to office. I reported on 1st when I paid my rent. Manager said she did not understand what neighbor was complaining about. Then said she would come look at it. Nothing has been done. This is unacceptable. Come see.
