Rezoning
If the proposed use on your property conflicts with the permitted uses within the existing zoning district and your use is also not
allowed with a Special Use Permit or by Special Exception, you can apply for a request
to change the zoning (Rezoning) of your property to one that will accommodate your use.
Keep in mind that in order to rezone your property, it must first be determined if the proposed zoning district is consistent with the Future Land Use (FLU) designation in the Comprehensive Plan. If it is not consistent, you must first apply for a Comprehensive Plan Amendment, which changes the land use designation on the Future Land Use Map.
Comprehensive Plan Amendments
Comprehensive Plan Amendments are proposed changes to the goals, objectives, policies, map series, and other components of the Comprehensive Plan, as provided in Chapter 163, Part II, Florida Statutes. There are two types of CPA's: small scale and large scale. Small scale amendments are changes to the Future Land Use Map for properties that are 50 acres or less; and all other amendments are large scale. Applications for all comprehensive plan amendments are accepted year-round.
Special Exception
A special exception is a use that would not be appropriate generally or without restrictions in a zoning district, but which,
if controlled as to number, area, location, appearance, character or relation to the surrounding neighborhood and uses, would not adversely affect
the public health, safety, or welfare.

Special Use Permit
What is a Special Use Permit (SUP)?
This is a use that because of special characteristics attendant to its operation or installation,
is permitted in a zoning district subject to approval by the Board of County Commissioners
Special Use Permits must meet the following criteria:
- the proposed use is consistent with the Comprehensive Plan and ULDC.
- the proposed use is compatible with the existing land use pattern and future uses designated by the Comprehensive Plan.
- the proposed use shall not adversely affect the health, safety, and welfare of the public.
